Merger Details

Effective November 16, 1999, Avista REIT merged with Summit REIT on the basis of .80 units of Summit or $9.50 for each unit of Avista. Unit holders electing cash option received cash for 63.5% of units tendered, and the balance in Summit shares on foregoing exchange ratio.
